Buyers and Sellers
We understand that the closing process can be very overwhelming. Your home is one of the largest investments you will ever make.
We take pride in our ability to guide you through this process step-by-step. It is our number one priority to give you the knowledge and confidence you may need and of course, we will be with you every step of the way.
We require certain documents/information before settlement can take place. These are (but not limited to):
- Copy of Ratified Contract
- Completed Buyer(s) and Seller(s) Intake form
(including contact information)
- Contact Information for Lender
Sellers keep in mind that if settlement is scheduled prior to 2:00PM (documents signed by 3:00PM) net proceeds may be able to be wired the same day. Generally settlements after 3:00PM the outgoing wire will take place the next business day. Also certified/cashier’s checks are NOT ACCEPTABLE at settlement for same day funding, MUST BE wired and posted in our escrow account prior to the settlement.
Our staff will gather all the necessary documents needed for your settlement such as the contract, termite report, survey and loan papers, just to name a few. Your settlement at Associated Title Group will be conducted by a licensed settlement agent who will go through a detailed explanation of all the necessary documents for closing. Typical documents you will see at settlement are the Closing Disclosure Statement, House Location Survey, Note, Deed of Trust, and a W-9. At settlement, those in attendance are the settlement agent, the purchaser, seller, real estate agents, and occasionally the purchaser’s loan officer will attend.
In an emergency, and subject to lender approval, a specific Power of Attorney can be prepared allowing another party to sign on your behalf. This type of “Special Situation” requires at least 2 weeks notice. Alternatively, if you are traveling out of state, we can make arrangements for you to sign with another Old Republic agent/office. After the parties have executed all documents you will receive the keys to your new home!
In order to complete the settlement process, Associated Title Group will arrange for the recording of the deed and deed of trust in the appropriate land records; issue the title insurance policies; send the signed loan documents back to the lender; disburse all monies to sellers and third party vendors; and finalize all other necessary parts of the process.
Within a few months of settlement, you should receive your original recorded deed. Be sure to keep the deed, your title insurance policy and Closing Disclosure Statement in a safe place for future reference.
